Each room at our Missoula bed and breakfast is uniquely decorated and elegantly furnished with period reproductions. An Ideal romantic getaway. The four guestrooms located on the second floor were designed with total comfort in mind including superior beds with luxurious linens, private bathrooms with plush towels and modern amenities like WiFi and flat screen TVs. All rooms are individually temperature controlled with heat and air conditioning, or you may choose to sleep with your windows open to enjoy Montana’s cool night air. We are a small Missoula Lodging facility, with 4 uniquely designed rooms offering an intimate setting catering to adults and romantic getaways. Because of this, our policies are different than most Missoula Hotels and large resorts.

A credit card number is required to guarantee your stay. This will be processed upon your arrival or in the event you do not show. Rates are shown per night, single or double occupancy. Montana State Bed Tax (8%) is not included in the room rate and will be added to the final bill. All third party reservations (Expedia,, etc) require payment in full at time of booking and are non-refundable.

We offer a flexible check in after 3 p.m. and love to greet you personally. We simply ask that you let us know ahead of time, your estimated arrival, so that we can make sure we are available for you. In the event that our schedules do not match, we offer a self-check in. This allows you to check in whenever it is convenient for you. Upon making your reservation you will receive an e-mail explaining this process. If you are going to be arriving later then 10 p.m. we ask that you let us know, and when you do arrive that you are as quiet as possible as not to disturb sleeping guests.

We have 4 guest rooms that can accommodate 2 guests per room. In the Master suite, a twin-size bed can be set up for an additional fee to accommodate a third person.

Due to the nature of the majority of our guests coming for a quiet and romantic getaway; no infants, toddlers, or children under the age of 10.

Gift Certificates
To redeem all Gift Certificates, Reservation must be made by phone.

Montana law limits smoking to designated, but convenient, outdoor locations. Smoking is not allowed indoors, including all guest rooms.

We have plenty of parking available to accommodate all types of vehicles.

Pets are allowed with prior approval for an additional fee. Please review our pet policies and contact us before making a reservation if you are wanting to bring a pet. Pets will not be allowed to stay at the mansion unless this process has been completed.

All guestrooms are located on the second floor and are not handicap accessible. All rooms have one bed.


Trip Insurance
We Highly recommend TRAVEL INSURANCE for the unforeseen times you need to cancel your reservation.

We understand that for any number of reasons you may have to change your plans. Your cancellation will be confirmed to you by e-mail and a cancellation number will be provided. Do not assume your reservation is cancelled unless you receive this e-mail. All Cancellations will be charged a $25.00 administrative fee per room. On reservations of 3 nights or longer all cancellations will be charged one room nights total as administrative fee. This will be charged to the credit card number that was provided to guarantee your reservation. Cancellations or changes within 14 days prior to arrival are non-refundable unless we are able to re-book. We will refund all room charges for re-booked nights minus the administrative fee. Multiple Rooms, Holidays, and special events require a cancellation notice of at least 30 days for a refund, less the administrative fee. There is no refund for early departure. Any reservations made after May 2020, our standard cancellation policy will apply. If Gibson Mansion is unable to be open due to State Mandates, all cancellation fees will be waived. All third party Reservations (Expedia,, etc) are Non-refundable.

Our main purpose in collecting your personal information is to provide you with a streamlined experience in making reservations at Gibson Mansion Bed & Breakfast. We only collect information about you that we consider necessary for achieving this. Personally identifiable information is only obtained when making a reservation. All identifiable information provided will not be disclosed to anyone unless we are specifically requested to do so. Gibson Mansion Bed & Breakfast does not give or sell to anyone any information we collect on our site.

We sometimes use data collection devices such as “cookies” on certain pages of the Site to measure effectiveness and safety. A “cookie” is a small file that gets placed on your harddrive that helps us provide our services. You are free to decline cookies if you choose too.


At Gibson Mansion Bed and Breakfast, we take security seriously. When users make a reservation we use every precaution to safe guard it online and offline.

Your payment and personal information is always safe. Our Secure Sockets Layer (SSL) software is the industry standard and encrypts all of your personal information, including credit card number, name, and address, so that it cannot be read over the internet.

We’re working hard to achieve our goal of Level AA accessibility, but we realize there are some areas that still need improving.

Gibson mansion Bed and Breakfast is in the process of facilitating the accessibility and usability of its website, for all people with disabilities. Physical Accessibility Statement

Gibson Mansion Bed & Breakfast is not required to provide accessible lodging since the establishment is located within a facility that contains not more than five rooms for rent or hire and is occupied by the proprietor of the establishment as the residence of the proprietor. (5 U.S.C. 301; 28 U.S.C. 509, 510; 42 U.S.C. 12186(b). § 36.104 Definitions). Due to the historical significance of our property, removal of necessary physical barriers for accessibility is not readily achievable as such removal would threaten or destroy the historic significance of the property. The 3 story Victorian does not have an elevator and has one standard stairway with pie shaped steps leading to our four guest rooms on the second floor, some guests with mobility issues may find access challenging. There are no guest rooms on the first floor and the four guest rooms on the second floor are all accessed from within the house, each with a private entrance. One room has a bathtub and three rooms have ceramic tiled showers.

An inherent risk of exposure to COVID-19 exists in any public place where people are present. COVID-19 is an extremely contagious disease that can lead to severe illness and death. Additional enhanced health and safety measures are in place at Gibson Mansion Bed and Breakfast. By visiting Gibson Mansion, you voluntarily assume all risks related to exposure to COVID-19.


Our first priority has always been for our guests to have clean and safe environment. With the recent pandemic we have increased this mission as well as keeping up-to-date with the CDC, State, and Local health department guidelines. Being a 2 person team and a 4 room property, we are able to offer you the highest level of cleanliness and safety. We are able to provide private areas inside and outside that allow you to avoid a crowded environment. We want to inform you of changes we have made so that you are comfortable and confident of your selection to stay with us.

We have listed our cleaning and policy changes for your review.

  • We will adhere to social distancing and ask, as a guest that you respect the guideline
  • Mobile/self-check-in option for those guests who prefer to limit contact.
  • Visitors of guests are not be allowed inside the Mansion due to the capacity requirements set forth by local and state agencies
  • Breakfast seating to allow for social distancing
  • We have removed all throw pillows, excess items, and extra amenities in guest rooms. An order list has been created so that you have access to all our amenities and will be delivered upon request
  • All common areas will be wiped down extensively throughout the day, to include but not limited to doorknobs and Kitchen area where amenities are located
  • Multiple night stays will have our normal room daily housekeeping upon request. This will limit us entering your room and keeping a safer environment if you prefer
  • All bedding is changed after each guest stay allowing continued use our high end duvets and coverlets
  • All rooms will be held empty for multiple nights when possible. Regardless of time every guest room will have an extensive sanitizing process between every guest booking
  • We will process your payment through our touchless payment processing system

Our standard cancellation policy will apply to all reservations made after May 2020.
